Mountain Nursery for sale

Upcountry Gardens is located in northern California, thirty miles east of Redding and seventeen miles west of Lassen Volcanic National Park. The small community of Shingletown is one mile from our nursery. At 3500-foot elevation, we enjoy relatively
mild though snowy winters, extended spring and fall seasons, and warm summers.

The mixed conifer forests and abundant water resources attract sportsmen and vacationers from throughout the west. Find more about the Shingletown area at www.shingletown.com and www.goshingletown.com.

We opened Upcountry Gardens fourteen years ago on a ten acre site that at one time was home to a large lumber mill. The site features the restored millpond, a year around stream and an additional pond. Originally conceived as a 'destination' nursery after the European model, we draw customers from not only the surrounding mountain communities, but also the greater Sacramento Valley. In particular, the cold hardy, woodland plants we grow are a strong attraction for gardeners from a wide variety of areas. Additionally, the gift/garden shop provides locals and tourists alike with a collection of unique gifts. The mix includes the work of local artists, craftspeople and other hand selected items.

A more recent element of our activities is the summer season of concerts and barbeques. We have added a stage and created a grassy meadow dedicated to these events. We also rent this area out for weddings, reunions, community functions and fundraising events. This area of the business can only grow.

Everything we have done to develop the property and business has been out of pocket and privately financed with limited partners. Due to this financial strain and my own sudden illness in 2006, we have decided to sell. My wife and I love what we do and have been fortunate to find a community and vocation that has had so many rewards.

Not only is this an ideal family business but it is a wonderful way of life and a great opportunity for the right people ready for a lifestyle change with the resources and energy to take this wonderful endeavor to the next level.

The future of the nursery and associated activities is extremely bright. The Shingletown area is experiencing unprecedented growth.

Although the nursery itself only uses a small portion of the land, the primary value of this sale is in the land. The current zoning is A1, which allows for complimentary businesses.
One possibility is for a future owner to build a residence that would include provisions for a B&B (badly needed). This idea would fit with and expand on the wedding and event area. There are many other pursuits that a creative person could explore even beyond the current zoning. Preliminary inquires to the county about a zone change have been favorable. There is very little commercial land available for development in Shingletown.

Serious enquires: Please feel free to contact us if this sounds like the kind of investment you are ready to learn more about.
